But an old deck in poor condition is dangerous. Rotten boards that break, a structure that moves, screws that pop out, or an uneven floor - all these things end up causing accidents.

However, it needs to be maintained: stain or seal every 2-3 years to prevent graying, splitting or warping.
We use high-quality treated pine (brown or green) with a 25-year guarantee against rot.

Western red cedar is more expensive, but naturally resistant to rot and insects. It gives a warm look, and ages to a silvery gray if left untreated.
You still need to treat it every 2-3 years if you want to keep the original color.

Composite (like Trex, TimberTech, Fiberon) is the best for Lévis: zero maintenance, resistant to freeze-thaw cycles, no splitting, and keeps its color for 25 years.
It's more expensive up front, but you save on maintenance. No staining, no painting - just hose it down once a year and that's it.

If your land is on a slope, or if you want a raised terrace to access the 2nd floor, we build on concrete piles or galvanized steel stilts.
Piles are driven below the frost line (minimum 4 feet) so that the structure remains stable even after 10 winters.

For flat terrain, a grade-level deck can be built. It's simpler, less expensive and gives a modern look.
A compacted gravel base is installed for drainage, and concrete blocks are used to support the structure.

This happens when the piles aren't deep enough, or when they're laid on fill that settles over time. The ground freezes, thaws and pushes out anything that's poorly anchored.
We often see this in new developments in Pintendre or Saint-Jean-Chrysostome, where the soil is still in the process of stabilizing.
We settle it by driving concrete piles under the frost line. It never moves again.
Poorly-treated or badly-maintained pine rots quickly, especially where water collects: around posts, under badly-spaced boards, or in corners that never see the sun.
We use top-quality treated wood, space the boards properly for drainage, and often recommend composite in very humid areas.
It happens with poorly dried or installed wood. Boards warp with moisture and create dangerous dents.
Kiln-dried wood is used, and screws are securely fastened every 16 inches to prevent warping.
Many old decks have no railings or rickety wooden ones. This is illegal and dangerous, especially if your deck is more than 24 inches high.
Code-compliant MC Mel railings are used: minimum height 36", maximum spacing 4".
A poorly leveled deck can create puddles or cause water to recede toward your foundation. Causes moisture problems in the basement.
Always install a slight slope (1/4" per foot) so that water runs away from the house.
When a deck is attached directly to the house without adequate flashing, water can seep into the sheathing and rot the plywood.
Always install an aluminum or waterproof membrane flashing between the deck and the house.
