Our climate is hard on roofs. Between 50 and 100 freeze-thaw cycles per year (a reasonable estimate based on climate data for the Quebec City region), plus snow accumulation, plus heavy rain in spring and fall, our roofs work hard.<\/span><\/p>\n

A roof that lasts 30 years in California may only last 15 or 20 years here. That's why we have to choose the right type of roof for our reality, not for an American building catalog.<\/span><\/p>\n

Pitched roofs: benefits and longevity<\/b><\/h3>\n

Pitched roofs - those with a pitch of 4:12 or more - are the traditional standard in Quebec for a good reason: they work well in our climate.<\/span><\/p>\n

The main advantage of a pitched roof is natural drainage. Snow slides off, water runs off, leaves fall off. There's no accumulation that stays there for weeks. This greatly reduces stress on the structure and materials.<\/span><\/p>\n

Service life depending on materials :<\/b><\/p>\n

Asphalt shingles<\/b> 15 to 25 years in our climate. It's the most common material, affordable and easy to install. However, freeze-thaw cycles and UV exposure gradually reduce their watertightness.<\/span><\/p>\n

Sheet metal<\/b> 40 to 60 years, sometimes even longer. Sheet metal is very weather-resistant, it doesn't rot, and snow slides off easily. It's more expensive initially, but the long-term ROI is excellent.<\/span><\/p>\n

Cedar shingles<\/b> 20 to 30 years with regular maintenance. Less common today because of maintenance requirements and costs, but very durable if well maintained.<\/span><\/p>\n

Sloped roofs are also more wind-resistant. In L\u00e9vis, we regularly experience strong winds, especially in winter and spring. A well-installed roof with the right slope is much more resistant than a flat roof.<\/span><\/p>\n

The other often underestimated advantage: ventilation. A pitched roof allows you to install a passive ventilation system (soffits + ridge vent) that keeps the attic dry and prevents condensation. We've talked about this in our other articles, but it's crucial to the durability of your entire structure.<\/span><\/p>\n

Flat roofs: advantages and limitations<\/b><\/h3>\n

Flat roofs - or rather, low-slope roofs, because there's no such thing as a true flat roof - are popular for commercial buildings, modern condos and some contemporary homes.<\/span><\/p>\n

Service life depending on membrane :<\/b><\/p>\n

EPDM (rubber)<\/b> 20 to 30 years. Resistant membrane, flexible with thermal movements, relatively affordable. Sensitive to perforation and requires regular maintenance.<\/span><\/p>\n

TPO (thermoplastic)<\/b> 25 to 35 years. Newer than EPDM, UV and chemical resistant. Increasingly popular for flat residential roofs.<\/span><\/p>\n

Elastomer membrane<\/b> Age: 30 to 40 years. Highly resistant, often used in Quebec. More expensive, but durable.<\/span><\/p>\n

The main advantage of a flat roof is the space you can use. You can build a roof terrace, install solar panels more easily, or simply gain living space underneath.<\/span><\/p>\n

On the other hand, flat roofs have significant limitations in our climate. Drainage is the number-one challenge. Even with a minimum slope of 1 to 2 %, water and snow accumulate. If drainage is blocked by leaves, ice or debris, water stagnates. Stagnant water always causes problems.<\/span><\/p>\n

The maintenance required for a flat roof is also much more demanding than for a pitched roof. Drains need to be inspected at least twice a year, debris removed regularly, and snow often removed manually after major storms to prevent overloading.<\/span><\/p>\n

Impact of L\u00e9vis climate on longevity<\/b><\/h2>\n

Our climate is probably the most important factor when comparing flat and pitched roofs. What works well in Arizona or North Carolina doesn't necessarily work well here.<\/span><\/p>\n

In L\u00e9vis, we have long winters with lots of snow, constant freeze-thaw cycles between October and April, abundant rain in spring, and hot summers that make materials work.<\/span><\/p>\n

Risks specific to flat roofs<\/b><\/h3>\n

Flat roofs suffer particularly in our climate for three main reasons.<\/span><\/p>\n

Snow accumulation and overloading<\/b> : A storm can deposit 30, 40, 50 cm of snow on your roof. On a sloped roof, some of it slides off naturally. On a flat roof, it stays there until you shovel it or it melts.<\/span><\/p>\n

Wet snow is heavy. Very heavy. If you accumulate several storms without plowing, you can end up with a dangerous overload. We've seen flat roofs collapse in L\u00e9vis after particularly snowy winters.<\/span><\/p>\n

Water accumulation and freeze-thaw<\/b> The worst enemy of a flat roof is the water that gets trapped in the lower areas. With our freeze-thaw cycles, this water freezes, thaws and refreezes. Eventually, it cracks the membrane, loosens the joints and causes infiltration.<\/span><\/p>\n

According to our field experience, around 20 to 30 % of poorly maintained flat roofs develop infiltration problems within the first 10 years (a reasonable estimate). Most of these problems stem from blocked drains or insufficient slopes.<\/span><\/p>\n

Safety during maintenance<\/b> Climbing on a flat roof in winter to shovel or inspect is dangerous. Ice, snow, unprotected edges. Accidents happen more often than you think.<\/span><\/p>\n

The Quebec Construction Code now requires a minimum slope for all residential flat roofs - typically 1 % minimum (1\/8\" per foot), and 2 % is recommended to ensure adequate drainage.<\/span><\/p>\n

Sloped roofs manage our climate much better. Water runs off naturally into the gutters. Snow slides off gradually, or at least accumulates more evenly without creating localized overloads.<\/span><\/p>\n

Freeze-thaw cycles affect pitched roofs less because there's less standing water. Shingles or sheet metal dry quickly after rain or melt.<\/span><\/p>\n

Sheet metal<\/b> 12 to 18 $ per square foot installed. More expensive initially, but with a lifespan of 40 to 60 years, the cost per year is often lower than shingles. For the same house, count between 14,000 $ and 27,000 $.<\/span><\/p>\n

Maintenance of a pitched roof is minimal. Annual inspection, gutter cleaning, occasional replacement of damaged shingles. Annual budget: 200 to 500 $ per year on average (reasonable estimate).<\/span><\/p>\n
